Two roofers working on a pitched tile roof

Quotes and pricing

How much does a new roof cost in Brisbane?

It depends on the roof's size, pitch, access, the material coming off and the one going on, plus any repairs found underneath. Our roof replacement cost page gives 2026 planning bands. A real figure needs an on-site quote.

Why are two quotes for the same roof so different?

Usually because they cover different things. One might include new battens, a foil blanket, gutters and scaffold while another leaves them out. Line the quotes up item by item. Our guide to roof replacement quotes shows how.

How should deposits work?

The QBCC sets rules for deposits and progress payments on domestic building contracts in Queensland. Check the QBCC's current guidance before paying, and avoid anyone who wants a large cash payment up front.

Approvals and licences

Does a roofer need a licence in Queensland?

The QBCC licenses roofing contractors, and work above the value threshold the QBCC sets must be done by a licensed contractor. You can search the QBCC's online licence register before you sign. See choosing a roofing contractor in Brisbane.

Do I need building approval for a re-roof?

Not always. Like-for-like replacements often go ahead without approval, while heavier materials, structural changes, a new roof shape or work in a Brisbane City Council character overlay may need it. A private building certifier can confirm. See regulations and permits.

What about asbestos?

Asbestos cement roofing was common on Brisbane houses built before 1990. Workplace Health and Safety Queensland regulates removal, and beyond a small area it needs a licensed removalist. Do not cut, drill, sand or water-blast it. See asbestos roof replacement.

The job itself

How long does a roof replacement take?

Days on site for most single-storey houses rather than weeks, with steel generally faster than tile. Weather, asbestos, timber repairs and access can stretch it. See how long a roof replacement takes.

Can we stay at home while the roof is replaced?

Most families do. Expect noise, some dust in the roof space and a crew around the yard from early morning. Keep pets inside or away, move cars off the driveway, and clear fragile items from shelves on walls under the roof. See what to expect during a roof replacement.

What happens if it rains mid-job?

Crews open only as much roof as they can close the same day and watch the radar closely in storm season. If a storm arrives, open sections are covered with tarps or temporary sheets.

What if rotten timber is found?

It is common on older roofs. A good quote says how it will be priced, for example a rate per metre of batten. Ask for photos before anything extra is done.

Will the crew damage my garden or solar panels?

Careful crews protect garden beds and paths under the drop zone, lower old material rather than throwing it, and plan solar removal with a licensed electrician before the roof is touched. Ask how this will be handled when you get the quote, and photograph the yard beforehand.

What paperwork should I get at the end?

Keep the final invoice, the material and colour details, any manufacturer documentation, asbestos clearance paperwork if removal was involved, and the certifier's documents if approval was needed. They help with future repairs, insurance and selling the house.

Materials

What roof suits Brisbane best?

Steel is the most common choice for re-roofs because it is light, sheds heavy rain and suits low pitches. Tile still suits many brick homes and character streets. See the best roofing materials for Brisbane.

Colorbond or Zincalume?

Both are steel. Colorbond is pre-painted in a range of colours; Zincalume is unpainted with a metallic finish. Each has its uses, and compatibility with gutters and flashings matters. See Zincalume vs Colorbond.

Will a new roof cut our cooling costs?

It can help. A light colour, an insulated blanket, ceiling insulation and roof ventilation together keep heat out of the house. See energy-efficient roof replacement options.

Storms and insurance

What should I do after storm damage?

Stay safe and off the roof, call 000 if there is danger, or the SES on 132 500 for help making the house safe. Photograph the damage and contact your insurer. See emergency roof replacement.

Will insurance pay for a new roof?

Sudden storm damage is often covered; gradual wear and rust usually is not. The insurer's assessor decides. See insurance roof replacement.

FAQs

Questions people ask before they commit

Is the inspection and quote really free?

Yes. A local contractor inspects the roof and gives you a written quote at no charge, and you are under no obligation to go ahead. If you decide not to proceed, that is the end of it.

Which areas do you cover?

Enquiries are taken from across Greater Brisbane: the inner city, northside, southside, western and eastern suburbs and the bayside. If no contractor is available for your job, we will tell you.

What are your hours?

Phones are answered Monday to Friday 8am to 5pm and Saturday 9am to 1pm. The form on every page can be sent at any time, and someone will get back to you during those hours.

Is this a roofing company?

No. This is a referral website. Work is carried out by independent local roofing contractors, who quote and contract with you directly. We ask them to hold the licences and insurance the job needs.
